Clients facing foreclosure are in a particularly precarious situation. There are many people who are looking to take advantage of and who provide misinformation to these clients.
PLC assists clients with predatory lending issues within the mortgage industry, analyzing loan documents and placing select cases with volunteer attorneys. These cases are typically brought against brokers, lenders and/or servicers.
Currently, loan modifications are big business, particularly in Orange County. PLC assists homeowners in negotiating with their lenders for long-term sustainable loan modifications and submitting complete loan modification requests to the lenders. These services are completely free; so long as the debtor requires assistance with their primary residence there are no income guidelines for loan modification assistance. PLC staff and volunteer attorneys will also review loan modification offers when they come in for affordability and sustainability.
There are many individuals who will charge clients for loan modification services but never perform any of the work. When a client is faced with such a situation, they can come to PLC for assistance. PLC will provide referrals and guidance on the complaint forms for the relevant federal, state and local agencies. In some cases, PLC will also take action against the loan modification company itself to attempt to recover the client's money and to prevent the company from taking advantage of future homeowners.
